NC has proposed but not yet approved Crowd Funding for Real Estate but under New SEC rules, in some states, small investors can invest as little as $100 in real estate using Crowd Funding type of investments. You have probably heard of Grandmothers sitting around like in a bridge club picking stocks. 

If you are tired of seeing real estate developers make millions building apartments & offices while you are shut out of the real estate market not making any money on Bank CD Rates of 1.3% - 2.5%, there’s a little-known solution that affords non-accredited investors the opportunity to participate in an "investment club" real estate investment team.

An investment club is a business entity structured as either a general partnership or LLC in which all members (owners) are also managers who participate by vote in determining the investment decisions of the club.

Because all owners actively participate in the club’s management, ownership interests in investment clubs are not considered securities by the SEC.

We already appraise new construction buildings for bank's construction loans.

Gene Poore holds a non-active NMLS 1529408 Loan Officer License, NC appraiser license A3766 & makes construction loan draw inspections for banks & can manage construction loans for investment clubs.

Investment clubs can invest in 12-18 month construction loans at 8% to 10% interest with security in the real estate at the builders wholesale cost not retail price, so risk is reduced.

The Investment Club members can drive by anytime to see their investment compared to stocks & bonds that can vaporize and can never be seen.

Investment Clubs have a built-in risk buffer by only investing 75% of the retail value of a for sale house which means if the market softens and the house can't be sold for appraised value, the Investment Club can reduce the price down to 75% of the appraised value and not lose money.

Builders Realty will market the house and build or select the builder but no profit will be made by Builders Realty nor the builder until the Investment Club members are paid in full with interest when house is sold in 12-18 months.
